Basement, Garage & Deck Plans
Make more of the home and property you already have.
From finishing a basement to adding an outside entrance, garage, or deck, we help Northern Utah homeowners and contractors work through the design and prepare clear drawings for permitting and construction.
Basement Finishes
Turn unfinished space into rooms that work for you.
Whether you want a family room, extra bedrooms, a bathroom, or a better use of the space downstairs, we help you explore layouts and prepare plans for your basement finish or remodel.
We work with the existing stairs, walls, windows, and other conditions to develop a practical design. Your proposal will identify the floor plans, electrical plans, and other drawings needed for your project.

Basement Walkouts & Exterior Entrances
Add convenient outside access to your existing basement.
Looking to add a separate entrance to your basement? We prepare plans for exterior basement stairwells and entrances, often called basement walkouts.
We help you work through the entrance location, stair layout, and connection to the existing house, then prepare drawings for permitting and construction. When structural engineering is needed, we can coordinate it as part of the project.
These plans are available as a standalone project or alongside a basement finish or ADU design.
Garages & Workshops
Create room for vehicles, storage, and the things you enjoy.
We design attached and detached garages, garage additions, and residential workshops around your property, thoughtfully considering how you plan to use the space.
We help you work through the building size, door locations, roof design, and relationship to the existing home. Your drawing set may include a site plan, floor plan, elevations, foundation and framing plans, and building details, depending on the project.
Have a sketch or a garage design you like? Send it over with your property address, and we’ll help you identify the next step.
Decks, Porches & Covered Patios
Make your outdoor space more comfortable and useful.
We prepare plans for new decks, replacement or expanded decks, porches, and covered patios. We help you work through the size, layout, stairs, and connection to your home.
Our drawings communicate the proposed design and construction details to your contractor and permitting department. When the project needs structural engineering, we can coordinate that work and incorporate the engineer’s details.

How It Works
1. Tell us what you have in mind. Send your property address, project goals, and any plans, sketches, or photos you already have.
2. Work through the design. We review the existing conditions and available information, identify any measurements needed, and help you refine the layout and key details.
3. Prepare the drawings. Once the design is established, we develop the agreed drawing set and coordinate structural engineering when needed. We’ll discuss the expected schedule at the start of your project.
Pricing for Your Project
Design and drafting fees depend on the project scope, existing conditions, and the drawings needed. We’ll provide an estimate before work begins and discuss additional cost if the scope changes.
For new clients, the minimum project fee is $500. Structural engineering fees, when needed, are additional. Your proposal will identify the included drawings, supporting services, and how engineering coordination is priced.
